Most sellers focus on the sale price. What lands in your bank account depends on a handful of costs, some set by Florida law and some you can negotiate. Here is each one, with a worked example at the Lakeland median price.
The Lakeland baseline
Over the last 12 months, the median single-family home in Lakeland ZIP codes closed at $336,000, after a median of 36 days on market, at 99% of list price (2,757 sales).

Costs set by Florida law
Documentary stamp tax on the deed: 70 cents per $100 of the sale price (Florida Statutes s. 201.02). On $336,000, that is $2,352. Your contract decides who pays.
Owner's title insurance: Florida sets the premium by rule: $5.75 per $1,000 for the first $100,000, then $5.00 per $1,000 up to $1 million. On $336,000, that is $1,755. Who pays is negotiated in the contract.
Recording fees: Florida's statutory fee works out to $10 for the first page and $8.50 for each additional page of a recorded document (s. 28.24). These are usually small.
Costs that vary or are negotiable
Real estate commissions: Fully negotiable, both the listing side and any compensation offered to a buyer's agent. Get it in writing in your listing agreement.
Title and settlement fees, lien searches: Set by the title company or attorney you use. Ask for a written quote.
HOA estoppel certificate: If you are in an HOA, Florida caps the base fee at $250, plus up to $100 for expedited delivery, with CPI adjustments every five years (s. 720.30851).
Repairs and buyer credits: Often negotiated after the inspection.
Municipal liens: If there is an open City of Lakeland code enforcement lien, a payoff statement costs $45 and takes about 4 business days.
Property taxes: the proration surprise
Florida property taxes are billed in November for the current calendar year. When you sell mid-year, you typically credit the buyer for the portion of the year you owned the home. Polk County also offers early-payment discounts (4% in November, then 3%, 2%, and 1% in December, January, and February), which can affect the math at closing.

How to lower your costs
Negotiate commission and buyer-agent compensation up front.
Shop the title company for settlement and search fees.
Ask for reissue credit: if your property had an owner's title policy before, Florida's reissue rate is lower, at $3.30 per $1,000 for the first $100,000 (Florida DFS).
Clear liens early: code liens and HOA balances found at the last minute can delay closing.
Frequently asked questions
What percentage of the sale price do sellers usually pay in Lakeland?
It depends mostly on the commission you negotiate. In the example above, selling costs before mortgage payoff and taxes were about 6.3%.
Does the seller always pay doc stamps and title insurance in Florida?
Not by law. The purchase contract assigns these costs, so read that section before you sign.
Are there costs if I sell to a cash buyer?
Doc stamps still apply to the deed. Many investors offer to pay closing costs, but confirm it in the contract and compare your net, not the price. See our cash buyer comparison guide.
